A brief overview of our process

    Feasibility

    To begin, we will schedule a meeting or conference call with you and our studio design manager, Sakshi Uomoto, to learn about your site, needs, personal aesthetics, and project budget. We are here to listen and understand how we can help achieve your goals. We then proceed to share some relevant Lindal home plans and provide you with preliminary estimates to help with project financial feasibility.

    Schematic Design | DSA

    The Design Service Agreement – aka schematic design and estimating phase is what makes Lindal unique. Using creativity, Lindal structural system guidelines, and architectural strategies, we establish your project size, shape, and orientation and provide you with schematic home drawings, shadow studies, 3D models, and Lindal materials kit and services estimate.

    The Purchase and Sales Agreement

    Phase 1 | Design Development - During this phase, we work on a preliminary construction set for your Lindal home and simultaneously coordinate with all necessary consultants for your project.

    Phase 2 | Construction Documents - Now is when we zoom in on the details; from finalizing the structural drawings to the material finishes for your Lindal home. We also select everything – from the color of your walls to the type of flooring – needed to make your home move-in ready.

    Authorization to Ship

    As soon as you get your approved permit from the jurisdiction, we begin manufacturing your Lindal home elements. During this final stretch, we work together to make your vision a tangible reality and make sure it’s executed right. Our customer service team is available to assist you with construction administration.

    Option 1

    Refine a Lindal Plan

    Lindal offers an extensive library of thoughtfully designed homes, many of which already align closely with our clients’ needs.

    In this approach, we begin with a pre-existing Lindal plan that resonates with you and refine it to better respond to your site, lifestyle, and design preferences. Adjustments may include layout modifications, window placements, material selections, and orientation ensuring the home feels both personal and place-specific.

    This is the most efficient and streamlined path, ideal for those who find a plan that meets most of their needs and are looking for a more focused customization process.

    Best for: Clients who have found a plan they love and want to refine it to fit their site with minimal design time.

    Option 2

    Hybridize and Adapt

    Every Lindal home is built from a consistent kit-of-parts system, which allows for flexibility within a structured framework.

    In this process, we take one or more Lindal plans and thoughtfully combine elements layouts, spatial qualities, and architectural features to create a design that is more tailored to your lifestyle and site conditions. We then adapt and refine this hybrid approach into a cohesive home.

    This option offers a balance between efficiency and personalization, allowing for greater flexibility while still working within the logic of the Lindal system.

    Best for: Clients who like elements from multiple plans and want a more personalized layout without starting fully from scratch.

    Option 3

    Custom Fit

    For clients seeking a more tailored approach, Option 3 offers a fully custom design within the Lindal system.

    OTO Design develops a custom structural grid that responds directly to your site’s unique conditions, topography, orientation, views, and environmental factors. From there, we design your home within this framework, carefully balancing customization with the efficiencies of Lindal’s standardized components.

    This process is highly collaborative and iterative, incorporating live design sessions where we review plans and digital models together in real time. It allows for a deeper exploration of form, space, and materiality while staying grounded in constructability and cost awareness.

    As the most comprehensive of the three options, this is also the longest and most design-intensive process.

    Best for: Clients who want a fully custom, site-responsive home and are open to a more involved, collaborative design process.
